BOOKING

1. One can book through e-mail. This type of booking is binding. By laying down a booking instruction the general conditions come
   into force. The initiator of the booking is personally liable for answering to the different booking steps and rental conditions.

2. There are no costs attached to a booking directly made with the owner.

3. Booking instruction and payment : every booking is confirmed by the owner by means of a booking confirmation through e-mail. Within 7 days of receiving the confirmation an advance payment of 35% of the total rent and warrant should be made.  The rest of the rent and warrant sum should be paid at the latest 4 weeks before the start of the rent period. When booking within the period of 4 weeks before the rent period, the total sum should be paid at once.

 

ANNULATION

1. Respite

   1. Any booking can be annulated through e-mail without costs within the period of 5 days starting from the booking date.

   2. The annulation conditions come into power when annulating after these 5 days.

   3. When booking within 4 weeks before the rent period there is no respite and therefore the following annulation conditions come into power.

2. Annulation by the renter

   1. Annulations should be made known to the owner through e-mail. The owner will send an annulation confirmation through e-mail immediately after receiving the annulation.

   2. Annulating until the 30th day before the start of the rent period, means paying 35% of the total rental sum.

   3. Late payment of the 65% balance is considered as a cancellation of the booking.

   4. Annulating between the 30th and the 14th day before the start of the rent period implies annulation costs of 60% of the total rental sum.

   5. Annulating after the 14th day before the start of the rent period implies a cost of 90% of the total rental sum.

3. Annulation by the owner
   When circumstances force the owner to annulate a booking, the renter will immediately be notified and the paid sum will immediately be redeposited. The renter has no other right but the redeposition of the already paid rental amount

LIABILITY

1. liability of the renter

   1. Holiday home Casa Bohemios Verde or Azul has to be inhabited by the tenant, his co-owners or his visitors with the necessary care.

   2. The tenant is liable for damage caused by him / her, even when they are found after his / her departure. When damage is recorded after the main renter’s leave, the latter will have to agree with the pronouncement of the owner

   3. The rented holiday home must not be subletted.

   4. The tenant must ensure that he does not cause noise to the residents.. When violating this rule, all persons will be removed from the home, without an advance warning and without redeposition of the rental sum.

   5. Furniture may  not be moved.

   6. It is not allowed to make a fire in the garden.

   7. Do not sit in the seats inside and bed with wet clothes.

   8.  it is forbidden to use the holiday home to organize parties. When violating this rule the rent period will be broken immediately without any redeposition of the rental sum.

   9. Smoking: It is totally forbidden to smoke in the house.  Smoking is only allowed outside.  Use the ashtray.
      Smoke detectors are installed. There is a fire extinguisher and fire blanket above the washing machine.

   10. Pets are not allowed.

   11. Use BBQ at CB Azul only on the side of the house and NEVER around the pool.

   12. In case of loss of house keys, 50 € will be charged.

   13. electricity:
       CB Azul    : 130 kwh / week (November till March 100 kwh/week) included.
       CB Verde : 100 kwh / week (November till March 80 kwh/week) included.
       A higher consumption will be charged at 0.35 € / kwh. This amount is deducted from the deposit.
        

2. liability insurance

   1. The renter is requested to take an insurance for third-party risks such as a liability insurance.

   2. The renter is requested to insure his legal liability in case of a fire in the holiday home, caused by himself. Please check with your insurance agent.3. liability of the owner / letter
       

3.  liability of the owner

   1.  The owner will not accept liability for loss, theft, damage or injury of any kind suffered by the renters of the family home.

   2.  The fees and costs mentioned on the booking confirmation are applicable.

   3. The owner/ letter cannot accept liability for the damage caused by force of nature or natural disaster, nuclear disaster, attacks, strikes, violence or coming into contact with (parts of) an aircraft.

   4. The owner/ letter is not present. On the booking voucher you will find the telephone numbers of the owner and the administrator. You can always contact one of these numbers.
      Due to technical problems, the tenant can contact owner/ letter or the house keeper, a solution will be sought within 48 hours.
      If the tenant wants a non emergencie evening or weekend intervention (TV problems, internet problems, problems with kitchen appliances , Air conditioning problems, ...), 50 € will be charged.                    

   5. Belgian law is applicable to all booking agreements and all further agreements.  Any dispute concerning these agreements will be settled by a judge in Dendermonde – Belgium.

 

MAXIMUM NUMBER OF PERSONS

1. In the house description the owner mentions the maximum number of persons staying in the holiday home,is  4 persons in CB Verde
   and 8 persons in CB Azul.. This number cannot be exceeded. When violating this rule, the rental agreement will be stopped immediately without any redepositon of the rental sum and entrance will no longer be admitted

2. Babies - 1 year are not counted as a full person but their presence must be mentioned in advance.

 

AIRCO

1. Do not let the Airco run unnecessarily (airco cools down the room in e few minutes)
   follow the instructions on the manuals

2. If the Airco is on, close the doors and windows of the room

 

MOSQUITODOORS AND WINDOWS

1. If you open doors and / or windows, close mosquito doors to prevent insects (tiger-mosquitoes, cockroaches, wasps) from entering.

2. When Closing doors downstairs and window in master bedroom, open the mosquito doors. Wind can damage them

3. Mosquito windows down stairs may always stay in front of the windows

 

LINEN

1. The beds are made up and sleep ready.

2. At the end of the rental you can open the beds and leave the sheets.

3. Down blankets will remain.

4. Leave the bath towels on the floor in the bathrooms

 

END OF STAY - CLEANING

1. The rented holiday home should always be tidy. This means: put everything back in place, empty the trash cans, clean the sink and clean the dishes, empty the dishwasher and leave the holiday home clean.

2. If the house and / or garden is in such a bad condition that we need more time than the foreseen cleaning hours, the owner is entitled to charge extra cleaning hours at 25 euros / hour..

3. Please close the windows and doors upon departure, turn off the heating and the air conditioning.

 

GARBAGE SORTING

1. The garbage should be left in the containers provided in the area.

 

ARRIVAL AND DEPARTURE

1. Please respect the arrival and departure times strictly.

2. Arrival: The holiday home is available from 16pm on the day of arrival.

3. Departure time: every day until 10am.

 

DEPOSIT

1. The deposit  is used to pay for possible accidents or damage .

2. Complaints related to the inventory and existing damage will be accepted up to 4 hours after your arrival. This must be reported to the owner or key keeper

3. The check of the holiday home will take place after departure. When everything is left behind in good order, without any damage or break the warrant will be redeposited  through bank transfer ultimately three weeks after one’s stay. If the damage exceeds the warrant fee, the renter is obligated to do an additional transfer within a week after the letter’s notice.

4. It is advisable to report damages to the owner or key keeper.

5. If you break something, it is advisable to keep the broken pieces aside for the owner or key keeper. in order to prevent discussions and misunderstandings.

6. It is advisable to communicate key keeper and / or the owner in case of an accident or in a dispute in order to find a solution that both parties can
